The Courtyards at Curry Farms Is First of Its Kind in Louisville

The Courtyards at Curry Farms is an Epcon community whose tagline is, Life is meant to be lived on your terms. Its an attractive notion for folks of all demographics, including empty nesters and those in search of an easier lifestyle with fewer home-care responsibilities.
People of all ages and stages of life come in looking, says Michelle Heareth, sales and design manager. Because of their work schedules or their personal lives, they like the idea of having someone to mow the grass and take care of maintenance. They also like the idea of living in a community where they dont have to travel to get to the gym and that kind of thing.
Though Epcon communities exist all across the country, this is the first of its kind in the Louisville area. The Courtyards at Curry Farms offers seven different floor plans, which buyers can personalize. Should a buyer choose to build a basement, they can purchase a walk-out lot with a private back view.
The whole communitys premise is based on privacy, so we try to keep the neighbors from having a direct view into each others courtyard areas, Heareth says.
Homeowners can utilize the courtyard spaces however they like – for example, with a water feature, a fire pit or a garden.
Some people plant flowers or little tomato plants, Heareth says.
The community, which will ultimately include 176 homes, features a clubhouse with gathering space, full kitchen, exercise room and dining area (which can be used for business meetings). There is also a heated pool and two pickleball courts. The average price of a home is roughly $460,000, though some smaller floor plans start in the $320,000 range.
Realistically, no one ever buys a base house because they add features to make it their own, Heareth says. People can live here for as little as $375,000 or as much as $600,000, depending on the floor plan, the features, and whether they do a walk-out or add a second floor. We can be as affordable as someone needs to be, based on the space that they choose.
According to Heareth, the floor plans provide the best use of space in the kitchen, living room and master bedroom.
All the other rooms are ancillary, really, she says. Though if you need a floor plan with a home office, we have some that can accommodate that as well.
Heareth suspects that throughout COVID-19, many folks have grown weary of caring for their homes, and have begun to crave something smaller and more convenient.
A move to a place like this makes life more manageable, she says. What I really love about this community, first and foremost, is that it feels like youre on vacation at a resort but youre at home.
