South VillageThose looking for urban life in the suburbs need look no further than South Village of Nickel Plate in Fishers.

“As a resident of South Village, I can definitely help buyers understand the value of South Village because I’ve not only been a real estate agent since 1995, but I’m also a resident here,” Paul Bates says. “It is a unique opportunity. It’s not a production neighborhood with only a select number of homes you can build.”

Located just steps from numerous restaurants, retail shops, the Nickel Plate District Amphitheater and much more, South Village of Nickel Plate is not your typical Fishers neighborhood. A project of Gradison Design-Build, South Village of Nickel Plate offers a city vibe with contemporary construction, while also giving residents the comfort that comes with suburban living.

A longtime realtor in his own right, Bates remembers the first time he drove through what would become South Village of Nickel Plate in January of 2017. Impressed by the neighborhood’s early framework, he decided South Village of Nickel Plate was where he wanted to call home.

“I literally hopped on one of the lots right away,” Bates says. “I was the first person to buy a lot because I saw the vision Gradison had. I loved the location. I loved the architecture. I was able to understand that this project was going to take multiple years to complete. However, I wanted to be a part of it.”

When it comes to the architecture, Joe Gradison of Gradison Design-Build says his team was very intentional with their innovative approach.

“We actually had a little bit of influence from the mayor and his planners as to wanting something that was a little bit more unique and a little bit more forward-thinking, given their embrace of the technology industry and the mindset of that demographic,” Gradison says. “We wanted to create something that would be in sync with how they would like to live, providing them an opportunity to have that live-work situation.”

South VillageWith this approach, Gradison explains that South Village of Nickel Plate is home to people of various demographics. However, these individuals all share a similar, energetic mindset.

“The architecture creates a common bond, so there’s some like-mindedness that happens,” Gradison says. “Oftentimes in housing, the demographics are similar. In this case the demographics are a wide variety, but the mindset of the homeowner is more similarly aligned in a sense.”

At the end of the day, Bates believes South Village of Nickel Plate is the perfect place to be for those looking to live an urban lifestyle in Fishers.

“Ultimately, what’s going to happen is downtown Fishers is going to look like downtown Carmel,” Bates says. “The Nickel Plate Trail is going in, so downtown Fishers is rapidly becoming a destination, and South Village, where I live, is the one unique opportunity. You can’t find land, so what Gradison is doing is the one unique opportunity to build a brand-new house next to the Nickel Plate District, and all the redevelopment that’s going in.”
