Q Is now a good time to sell?

Yes, this is a good time to sell. Inventory is at record lows, with buyer demand at record highs. Anyone who wants to sell their home will be in a good position to do it quickly and for a good price. If you're moving, it's also a good time to take advantage of low mortgage rates. Most of my listings receive multiple offers and my sellers usually have the upper hand in negotiating terms such as purchase price, closing date, closing cost assistance, moving date, repairs, etc.
I consult with my Sellers in depth before and during the listing to prepare them for different scenarios and I proactively think 3 steps ahead to anticipate a variety of situations to help Sellers make decisions that align with their goals.

Q Is now a good time to buy?

Yes, this is a good time to buy. Interest rates are historically low which will allow you to qualify for more home. Purchasing now and locking in at a low rate will allow you to quickly build equity. Homes values will continue to appreciate in 2021.
Inventory is low and you may be in a multiple offer situation in which you're competing with other Buyers for the same home. It's important to know what will be required of you to set your offer apart from the others to result in an accepted offer.
I consult with my Buyers before the home search begins, during the home search and prior to making an offer to position them for a successful home purchase transaction. Communication with listing agents and with my Buyers during this process is my strength as I work WITH everyone to get us to the closing table.

Q Are we going to see another bubble in the real estate market?

If you're worried about purchasing a home now out of fear values will drop, rest assured today’s market is completely different then it was 2005-2007.
I was working for the largest home loan lender 2003-2008 and witnessed first hand what led to the housing boom and crash of that time.
I’d be thrilled to meet you over coffee and explain in detail why today’s market is not the same.
Loan programs available for buyers, appraiser requirements for determining home values and the banks risk levels have much higher standards now. They have all learned a valuable lesson and are unlikely to let what happened from 2008-2012 happen again.
Today, the demand is real and motivated by increasing numbers of those buying their first home and out of state job relocations to the Indy area in addition to homeowners who need/want to downsize, relocate for a job, need more space, desire a particular school district or area of town – the list is endless.

Q What should I improve in my home to receive top dollar when I list it for sale?

My favorite thing about being a realtor is helping Sellers receive top dollar for a home they have lived in and loved, and most likely invested money, blood, sweat and elbow grease into over the years. AND I love hearing the Buyers tell my Sellers, while sitting across the closing table, how much they are going to love the home.
Every home in each market is different in regard to what Buyers value. Every Seller is different in what they are willing and able to invest to improve their home. Not to mention, some improvements may not be necessary or could have a negative result in terms of ROI. It’s not a one size fits all answer but I CAN offer expert advice relevant to your home and your goals.
