Custom Ranch HomesPaul Shoopman, a luxury home builder in Carmel, Indiana, knows how much folks love to live on the water. The truth of the matter is, however, that waterfront options in the Indianapolis area are becoming few and far between. Thankfully, there is still the Waterfront of West Clay located on the north side of 116th Street, just east of Michigan Road and five minutes east of Downtown Zionsville.

“If you want to live in Carmel or be in the Carmel-Clay School District and be located on the water, this is a great option,” Shoopman says. Shoopman still has 14 of 23 lots available in four custom ranch designs: the Falcon, Hawk, Heron and Owl.

Developed by Shoopman, owner of Shoopman Homes, the Waterfront of West Clay has the Gated Island section that offers luxury custom ranch homes priced between $1M and $4M. For those seeking privacy, this section, with its 40-ft. tall gated tower, is the perfect location as there is only one way in and one way out. These lots are substantially bigger with some being almost an acre in size, as noted by Chrystal Wright – eXp Realty.

So often these days builders’ standard features are incredibly slim. This means that when clients go to the showroom to make their final selections, they may leave having spent an additional $40K to $50K.

“That’s not our program here,” Shoopman says. “You can build a waterfront home with us and not have to upgrade anything because everything automatically comes standard with granite countertops as well as upgraded cabinets, appliances and flooring. In, fact, the minimum here is probably two stages higher than what would come in other homes.”

Homeowners love main floor master bedrooms, but unfortunately, almost no builders in Carmel, Indiana, offer ranch style homes for sale in Indianapolis or the Carmel area, or even have ranch model homes to tour because they won’t fit on traditional sized lots. They require wider and deeper lots to accommodate for their bigger footprint. Shoopman, however, has some great custom ranch homes for sale in Carmel, Indiana that offer open floor plans, attached garages and a beautiful living space.

Custom Ranch Homes“Any time you can have all of the functioning rooms you need on one level of your home, all the better,” says Shoopman, who spent two years designing functional floor plans for these ranch style homes. He clearly hit the nail on the head because he’s had zero requests from clients asking to make changes to the plans.

The main floor of these custom ranch homes are anywhere from 2,700 to 3,600 sq. ft., with options to expand or add flex rooms onto the house. For example, many homeowners are interested in adding covered rear porches. Others want to add an office or fourth bedroom to their ranch style house.

According to Shoopman, custom ranch homes have grown in popularity in recent years and that’s due, in part, to the fact that their design has evolved substantially over time.

“When I started building in the late 60s and early 70s, rooms in homes were compartmentalized. Every room had to have four walls,” Shoopman says. “Today it’s all about functionality and flow.”

In addition, ranch ceilings are much higher, and large windows are taller and wider, enabling daylight to pour in, which makes the space and overall house plans more inviting.
